Mumbai's August property registrations surge to 14-year high, up 11% YoY
Mumbai's property market is projected to have recorded approximately 12,500 property registrations in August 2026, marking an 11% year-on-year increase and the highest level for the month in over 14 years, according to reports from Business Standard, The Economic Times, and Lokmat Times.
Stamp duty collections rise 12%
The Maharashtra government is expected to collect around Rs 1,123 crore in stamp duty during the month, a 12% year-on-year increase from Rs 1,000 crore collected in August 2025, according to an analysis by Knight Frank India of data from the Maharashtra Department of Registrations and Stamps.
Monthly moderation
Despite the strong annual growth, activity slowed on a monthly basis. Property registrations declined 10% from July 2026's 13,824 units, while stamp duty collections fell 11% from Rs 1,255 crore, the reports noted.
Expert insights
Shishir Baijal, International Partner and Chairman & Managing Director of Knight Frank India, said, "While registration and stamp duty collections have moderated sequentially, their strong YoY growth underscores the continued strength and resilience of underlying housing demand."
Rohan Khatau, Director of CCI Projects, told Business Standard that the registration growth "reflects a more discerning buyer" in the market.
Year-round performance
Property registrations in 2026 have shown resilience, ranging from 11,219 units in January to a peak of 15,983 in March, before moderating through the middle of the year, according to Lokmat Times' report on monthly data.

The reports present slightly different figures, with Business Standard and Lokmat Times citing 12,503 projected registrations while The Economic Times reported 12,387, reflecting different data sources and calculation periods within the month.
