Marina Square Shopping Mall will close on March 31, 2027, for a major redevelopment led by property developer Singapore Land Group (SingLand). The project, announced in a statement on September 1, is expected to be completed by 2031.

According to SingLand, the redevelopment will transform the 9.2-hectare complex into a mixed-use destination with residences, hotels, offices, retail, sports and wellness facilities, as well as arts and cultural spaces. The three existing hotels at the site – Pan Pacific Singapore, Parkroyal Collection Marina Bay and Mandarin Oriental Singapore – will remain open throughout construction.

New towers and residences

The project will include three new towers integrated with the existing hotels. A 49-storey residential tower rising more than 190 meters will contain 204 luxury homes, comprising three- to five-bedroom apartments and penthouses. A 19-storey mixed-use block will house a 304-room hotel as well as about 13,000 square meters of premium Grade A office space, with the hotel occupying floors four to ten and offices on floors 12 to 19. A 24-storey serviced apartment block will feature 260 units with views towards Marina Bay and Bay East Garden.

The new hotel will be an addition to the three existing hotels on-site, SingLand said.

Redeveloped mall and public spaces

The four-storey Marina Square mall will undergo an asset enhancement initiative covering more than 76,000 square meters of gross floor area. Its new retail mix will include more food and beverage, sports, wellness and lifestyle concepts, as well as landscaped and pet-friendly areas, SingLand said.

The redevelopment will also include a 6,500 square meter public park above Stamford Canal. More than 4,000 square meters of privately owned public space will connect directly to NS Square. Other public spaces will include a 700 square meter event venue called The Cube along Raffles Boulevard and a 300 square meter central atrium, The Oculus, within the mall.

SingLand noted that the Marina Centre district, which was completed in 1986, was the first to be developed within the wider Marina Bay area, combining offices, hotels and retail offerings.

Company comments

SingLand chief executive officer Jonathan Eu said the developer was taking the opportunity to "reimagine Marina Square as a more connected and compelling destination". He added: "By adding residences, serviced apartments and workplaces alongside the existing hotels and repositioning the mall around experience-led retail, sports, wellness and community, we are creating a new ecosystem where people can live, work, stay and connect."

Ahead of the closure, SingLand said it would curate a calendar of events and activities to drive shopper footfall and support retail sales in the mall. It also said it would work with stakeholders to minimise disruption and maintain accessibility to the hotels during the redevelopment.
